Concrete handles freeze-thaw cycles and chemical de-icers better than asphalt over the long term at high elevation. The key difference is that concrete slabs can be sealed and coated to dramatically extend their service life, while asphalt typically needs full resurfacing after heavy damage.
If moisture vapor is moving upward through the slab above acceptable thresholds, any coating applied over it will bubble and peel - sometimes within weeks. A proper moisture test before coating is not optional in the Tahoe basin, where spring snowmelt keeps slabs damp for extended periods.
UV radiation at South Lake Tahoe's elevation is significantly stronger than at sea level, and standard epoxy coatings can yellow or chalk faster in spaces that receive direct sun.
